Utility Provider: AEP Ohio
Ownership: Panattoni Development Company does not own; a&j urban development owns the land. the building.
Lot Size: 95 acres

Panattoni is planning Project Shelby, a four-building data center campus on wooded former Ford plant land east of Marietta Avenue NE in northeast Canton. It is designed for an unnamed major American technology company and is not intended for cryptocurrency mining. The land is already zoned industrial, so no rezoning is needed, and Panattoni is completing engineering, environmental review and permitting.

Core site and building construction will take about 30 months after final approvals. Equipment will go in by phases as utility infrastructure becomes available, and the developer pays for the infrastructure needed to serve the campus. The buildings use water cooling, with peak demand of about 400,000 gallons a day, and Tier 4 backup generators. The project would bring about 670 construction jobs and about 50 permanent jobs.

Site History

  • November 2026: Canton City Council voted 7-4 for a 75% property tax abatement, paired with about $26 million in payments to the city.
  • August 2026: Panattoni held a community open house and submitted site plans to the city.
  • August 2023: The Canton Community Improvement Corporation sold the land to A&J Urban Development.
