Applied Partners, a New Jersey firm that buys and redevelops shuttered industrial sites, plans to turn the former Alliance Castings foundry into a data center campus worth more than $1 billion. A 150,000 sq ft plant for a fin-tube and heat-exchanger maker would share the site and bring 65 jobs. The data center would reuse the foundry's existing substation and a closed-loop cooling system. Applied Partners does not operate data centers.

An 18-month city moratorium on data centers, adopted in July 2026, blocks the project, and the developer says it will wait it out. A council subcommittee reported its findings in October with no vote, and council scheduled a special session with the developer for November 9, 2026.
