Midwest Digital Gateway is Corscale's planned hyperscale campus in southeast Canton, with a projected investment of $2.9 billion. The plan calls for four two-story data center buildings in two parallel pairs, a switchyard and substation on the west side of the site, and a water treatment and cooling compound on the east. The buildings sit at least 375 feet from neighboring property lines behind a planted buffer 50 to 100 feet deep. Corscale has named Amazon Web Services as the likely user, but no tenant is confirmed.
Corscale is paying for the substation, switchyard and transmission work that connects the campus to AEP's grid. It has signed a long-term agreement with AEP that carries minimum demand commitments. The campus cools with outside air for most of the year and uses city water only in the hottest months, peaking at about 400,000 gallons a day. Corscale is buying the Canton Water Department's excess capacity and extending water and sewer lines to the site, including new service to nearby Canton Township. Construction is planned from 2026 to 2029, with the campus fully operational in 2029.
