Originally developed and marketed by Active Infrastructure in partnership with commercial real estate firm JLL, the Midwest Digital Gateway is a two-campus hyperscale development in Canton, Ohio. The land was acquired by DAMAC Digital Solution Ohio in December 2025, and DAMAC is now the expected developer moving the project forward.
The MDG2 campus occupies 81 acres and represents the higher-density portion of the deployment. Due to the high power-to-land ratio, this footprint requires a compact configuration suitable for multi-story infrastructure and advanced cooling setups, supported by a secured water allocation of over 8 MGD.
The site's timeline remains tied to ongoing local regulatory developments, as the property continues to be a focal point of annexation and utility infrastructure negotiations between the City of Canton and surrounding township leadership — with the city's water department already identifying extension costs that will need to be negotiated with DAMAC. This framework positions the first phase on track to become operational within 30 months from official project launch, once utility agreements are finalized.
