Real Estate Firm Explores Potential Data Center Project in Amherst, Ohio

Cervenka Development Partners is exploring a potential data center project in Amherst, Ohio. The company has applied for a zoning variance to allow data center use on industrial land parcels along Nordson Drive. The request will be reviewed by the City of Amherst Zoning Board of Appeals on July 29, 2026. The proposed site includes three properties across a 36.58-acre parcel.

All three properties are listed for sale, with one currently occupied by Nordson Industrial Cooling Systems and the other two appearing vacant. Cervenka Development Partners said no purchase has been finalized and that the zoning request is part of its due diligence process.

Cervenka Development Partners’ experience with data center projects is unclear. The company describes itself as a woman-owned commercial real estate development and consulting firm, with previous projects focused on proposed warehouse developments. The firm, led by Tom and Sasha Cervenka, is exploring a potential data center site in Amherst, Ohio, a city located about 28 miles west of Cleveland.
