Operated by:

Keystone Trade Center Campus

Year Planned: 2026
Ownership: Amazon AWS does not own the building.

The Falls Township Board of Supervisors has granted approval for a nondisclosure agreement regarding a data center development planned at the Keystone Trade Center in Morrisville, Pennsylvania, located near Philadelphia. The planned facility, spanning 1 million square feet (92,905 square meters), will be operated as a data center by a tenant rather than by the property's owner, NorthPoint Development.

The building is already constructed and now just needs to be outfitted as a large data center. NorthPoint first acquired the property in 2020 for $160 million. The developer has plans to build a major hub for e-commerce and logistics, with a project investment of $1.5 billion.
