The proposed Constellation Energy Data Center in East Coventry Township is a massive planned campus intended to span five parcels (approximately 100 acres). The project envisions a high-density, water-cooled facility totaling roughly 2 million square feet, with individual buildings reaching up to 150,000 square feet each. It is designed to leverage carbon-free power from the nearby Limerick Generating Station to support advanced AI workloads.
In December 2025, the East Coventry Planning Commission voted 4–0 to recommend that the Board of Supervisors reject the zoning changes needed for the project. A final vote by the Supervisors is expected in early 2026.
The primary reason for the recommended rejection was a legal zoning strategy: East Coventry belongs to a regional planning group, and since neighboring Douglass Township already allows data centers, East Coventry is not legally required to permit them. Beyond this provision, officials and residents rejected the plan because the 2-million-square-foot campus was considered too industrial for the area. They cited serious concerns over uninterrupted noise from cooling fans, massive water consumption, and the risk of higher electricity rates for local families.
