Phoenix Investors, the Milwaukee-headquartered industrial real-estate firm, is redeveloping the former ANCO windshield-wiper plant into a 70-acre, grid-connected data-center campus. Project Maize is an $830–832 million privately funded undertaking; roof-raise and utility upgrades are under way, with first IT load targeted once tenant build-outs begin and 30 permanent tech jobs expected.

Update: On September 2025, the Michigan City Common Council approved four data center-related resolutions, including one specifically for a Taxpayer Agreement for 'Project Maize'. This approval happened amidst opposition from residents concerned about environmental impact, neighborhood character, and the speed of the consideration process.
