Google subsidiary Pearl Computing Malaysia has secured a major 20-year build-to-lease deal with Sime Darby Property’s subsidiary, SDP EBP II (Sime Darby Property (EBP Asset II) Sdn Bhd). Under the agreement, the subsidiary is developing a new data center facility on a 77-acre site located at Elmina Business Park in the Klang Valley, near Kuala Lumpur, Selangor.

Infrastructure development for the project is already underway, with overall completion targeted for around the third quarter of 2027 and final completion slated for December 2027.

Under the agreed lease terms, Pearl Computing Malaysia will secure the facilities for an initial 20-year term, which includes options for two subsequent 5-year extensions. The lease value is projected to bring in up to RM5.6 billion (approximately $1.25 billion) in expected rental income over the initial term, with the rent structure officially based on the final development costs. As for the corporate background of the lessee, Pearl Computing Malaysia operates as a wholly-owned subsidiary of Singapore-based Raiden APAC Pte. Ltd., which is directly linked to Google.
