B+F Timpanogos: Provo

The B+F Timpanogos Tech Center is a proposed 132,000-square-foot data center designed to revitalize a vacant warehouse site in Provo’s East Bay neighborhood. Spanning two stories, the facility is positioned as a "boutique" alternative to hyperscale centers, drawing power from the local grid while maintaining a significantly smaller energy footprint than the massive complexes operated by major tech firms.

To address environmental concerns, the developers have committed to a closed-loop cooling system that limits water usage to roughly the amount used by a commercial car wash and have eliminated plans for on-site primary power generation. While the project received a recommendation for approval from the Planning Commission in February 2026, it currently faces political headwinds from city leadership over its long-term economic impact, with a final decisive vote by the Provo Municipal Council scheduled for March 10, 2026.
