Gross Colocation Size

Vancouver's established carrier hotel, operating for roughly 25 years. Two buildings sit on one downtown block owned by the same landlord: the 28-storey Harbour Centre tower at 555 W Hastings and the 9-storey heritage Spencer Building at 515 W Hastings.

Two distinct businesses in the complex

  • A legacy colocation and interconnection business: legacy meet-me rooms in the tower, plus a new meet-me room and a small colocation room in the Spencer Building
  • A 2.35 MW powered shell on the 6th floor of the Spencer Building, with entirely separate and dedicated infrastructure

Power

  • Whole data business runs at roughly 13 MW, with a path to 20-22 MW longer term
  • Existing vault carries about 5 MW; roughly half is used by existing data-center clients
  • The utility is converting the service from 12.5 to 25 kV, and the existing vault migrates to a new vault built three years ago
  • The shell's Phase 1 draws 4 MW acquired separately; Phase 2's 4 MW is already under contract

Tenants and connectivity

  • About 50,000 sq ft of tenants, including significant colocation and government research
  • Cologix and eStruxture are the two largest tenants, taking suites across several floors of the tower and reselling colocation
  • All four Canadian national carriers in-building: Bell, Telus, Rogers and Zayo

Structure

  • Rack density assessed up to 132 kW
  • Floor loading up to 4,000 lbs/sq ft in the heritage building, materially better than the tower
  • Distribution runs in a 32-inch vertical riser converted from an elevator shaft
