Uniserve Communications will open a new Vancouver data center in the fourth quarter of 2026, starting with 1MW of capacity. The roughly 10,000-square-foot VAN-2 facility at 369 Terminal Avenue sits beside the operator's existing site and will support 369_terminal_avenue_-_Lee__Associates.width-358.webpup to 30kW per rack, Uniserve said in an October 21 update.

Uniserve develops and operates VAN-2 and leases the space from 369 Terminal Holdings Ltd. The company targets an initial operating capacity of 1MW, with a second megawatt available for future expansion. Uniserve describes the facility as a Tier III design with redundant power and cooling, carrier-neutral connectivity, and support for colocation, cloud, managed hosting, connectivity and disaster recovery.

The project dates to September 2025, when Uniserve signed an offer to lease about 10,000 square feet at 369 Terminal Avenue for a 2MW facility with a total budget of $12 million. The new site is next door to the operator's existing Vancouver 1 facility at 333 Terminal Avenue, part of an eight-story building that Data Center Dynamics reports totals about 160,000 square feet.

BC Hydro has committed to upgrade the building's distribution infrastructure to provide up to 3MW of utility power by 2028, supporting a second phase of the buildout.

Uniserve has also secured compute demand. In September 2026 the company signed a five-year AI compute services agreement with an enterprise client for two NVIDIA B300 GPU-based servers to be deployed at its Vancouver data center. Minimum payments over the 60-month term total about US$3.15 million before taxes, and the company said a revenue-sharing provision could lift billings above that floor. Equipment delivery, installation and service activation are expected before year end.

"VAN-2 represents another important step in building Uniserve's Canadian sovereign digital infrastructure platform," said Gautam Lohia, chief executive officer of Uniserve.

Uniserve says the B300 servers are scheduled for delivery and activation before year end. Baxtel tracks 27 data center facilities in Vancouver, operated by 16 providers, with Cologix holding the largest footprint at seven sites.
