Project Eisenhower is a planned hyperscale data center campus at 2865-2883 Gordon Highway in Augusta-Richmond County, Georgia, directly adjacent to Fort Eisenhower (formerly Fort Gordon) and U.S. Army Cyber Command.

Originally announced in January 2022 by T5 Data Centers as a four-building, 1.67M sq ft, 200 MW campus (DRI 3715), the project was taken over by QTS Data Centers (Blackstone-owned) operating through Eagle South LLC. City schematics list Cyber Development LLC and state the plans were prepared for QTS Data Centers of Duluth, GA. T5 has confirmed it concluded its involvement.

The revised plan calls for six two-story buildings totaling approximately 2.15M sq ft on 170+ acres, a stated ~$2 billion investment. Site clearance and earthmoving were active through late 2025 and into 2026. The original DCA Q2 2026 phase-one target slipped; first delivery is now targeted around 2027, with full build-out expected over several years.

Power

Georgia Power (Southern Company) serves the site. The parcel is served by an adjacent Georgia Power substation and is bounded by 115 kV and 230 kV transmission lines, scalable to 200+ MW. Total campus capacity is approximately 200 MW, carried from the on-record T5-era figure; QTS has not publicly published a revised megawatt figure, and the expanded six-building footprint could support more. Georgia is served by vertically integrated Georgia Power (no RTO/ISO load interconnection queue); large loads are arranged directly with the utility under Georgia PSC oversight.

QTS Data Centers is a privately held data center company owned by funds managed by Blackstone, with corporate headquarters in Overland Park, Kansas. It provides colocation, custom data center and managed services, along with carrier-neutral connectivity across its platform.

QTS operates sites in the United States and in the Netherlands. The company expanded its footprint with acquisitions in Chicago and Princeton in 2014, added government and managed hosting capabilities with the Carpathia acquisition in 2015, and entered the Netherlands market in 2019. QTS became a public company in 2013 and was taken private in 2021.

History:

On August 31, 2021 funds managed by Blackstone completed the acquisition of QTS Realty Trust.
April 30, 2019: Acquired two operating data centers in Groningen and Eemshaven, Netherlands, for approximately $44 million.
June 2015: QTS acquires Carpathis Hosting for $326 million. The transaction increases QTS's ability to serve IaaS and Government clients. Additionally the transaction provides a number of deployments within Equinix facilities.
July 8, 2014: Acquired the former Chicago Sun-Times printing plant for conversion to a data center.
