PGIM Real Estate has expanded its digital infrastructure footprint with the acquisition of a 20.7-hectare site in a western suburb of Melbourne, marking the first Australian investment for its $2 billion Global Data Center Fund.

Operating under an "operator-independent" model, PGIM plans to build out the campus to attract top-tier hyperscale tenants looking to deploy cloud and artificial intelligence workloads. The project is structured as a multi-stage master plan, with an initial AU$1.2 billion commitment dedicated entirely to funding the first phase of infrastructure and construction.

To streamline development and mitigate local planning delays, PGIM has fast-tracked the project by applying directly to the Victorian Government’s Development Facilitation Program for expedited approvals, taking full advantage of Melbourne's favorable land and power availability relative to Sydney.
