Melbourne: Telstra Exchange Facility and Property for Sale Near Melbourne, Australia.

Under a sale-leaseback agreement, Telstra is offering a minor exchange facility in the environs of Melbourne for sale. The east Melbourne neighborhood of Rowville's 12 Lambourne Avenue is being put up for sale by the Australian telecom. A brick structure of 1,430 square feet on one story, sitting on 9,310 square feet of land, is the subject of a Real Commercial listing by GrayJohnson. Although a listing price wasn't provided, RealEstateSource estimates the home may sell for around $587,400. The listing states that Telstra recommends a lease for up to two years for $15,200 annually.
According to the GrayJohnson website, the property provides rental returns from settlement and various potential prospects while now being used as a Telstra facility. As per GrayJonson agent Rory White, a single-resident residential townhouse may be considered once Tesla terminates the lease and vacates the property. 2020 saw the selling of a Sydney Exchange by Telstra for $194.2 million over a 10-year sale-leaseback and the transfer of one of Telstra's key data centers to Centuria for $287.6 million over a 30-year sale-leaseback. In 2020, the company sold land behind an interchange in Melbourne's Hampton Park neighborhood for more than $317,300. The company offered exchange sites in Melbourne's Springvale and Point Cook neighborhoods the following year. The company sold a piece of land near a Sydney exchange for $3.2 million last year. Expressions of interest must be sent by March 1st for the Rowville location.
