Lot Size: 127 acres

Spotsylvania County, Virginia, has approved rezoning for the Hunter's Ridge development, a 127-acre parcel near Fredericksburg. The land, located south of Overview Drive and Mills Drive, and east of Cosner Drive, has been rezoned from Rural District (RU) and industrial to Industrial-2 (I-2) for data center development. This latest request was filed by Hunter's Ridge LLC, a King George-based company, and does not seem to be associated with a number of Amazon developments in the area.

The project, also known as Hunters Ridge Office Park, will be developed in three phases:

Phase 1: Two data centers totaling up to 995,000 square feet
Phases 2 & 3: Six additional buildings, with a combined area of up to 1,283,000 square feet
In total, the development is expected to comprise approximately 2,278,000 square feet of data center buildings and at least one substation. This figure excludes accessory uses.
