Data Center Campus
Ada Infrastructure's first U.S. data center campus, on 314 acres between U.S. Route 1 and I-95 in Thornburg, Spotsylvania County, Virginia, on land first planned as the SpotsyTech Campus. First buildings planned for 2028.
Ada Infrastructure, the data center platform of Ares Management, is developing a greenfield campus on a 314.6-acre parcel in Thornburg, Spotsylvania County, Virginia. The wooded site lies between U.S. Route 1 and Interstate 95, with frontage on North Roxbury Mill Road beside Riverview Elementary and Thornburg Middle schools.
Land and zoning. SpotsyTechnoCampus LLC, a vehicle of developer L.C. Riedhill, bought the former Pierson Farm in 2022. In February 2023 the county rezoned it from agricultural to light industrial as the SpotsyTech Campus. Proffers set a 300-foot building setback from Route 1, landscaped buffers and a conservation area around a historic cemetery. Ares bought the site in December 2025 for Ada's first U.S. development. Ada filed its entrance and road improvement plans with the county in 2026.
Power. Rappahannock Electric Cooperative serves the campus. Dominion Energy Virginia's new Tributary switching station, a 230 kV four-breaker ring bus with two delivery points for the co-op, connects it to the grid. A new 2.4-mile double-circuit 230 kV line extends Dominion's Fredericksburg-Ladysmith Line #2090 to the station. The State Corporation Commission approved the project in June 2025.
Design. Ada plans flexible cooling configurations for high-density GPU loads. County code bars data centers from using public drinking water for permanent cooling.
