Nebius Signs 50MW Data Center Lease With AIB Data Centers

Neocloud provider Nebius has signed a 12-year capacity agreement with AIB Data Centers to lease 50MW at a data center in the southeastern US. The deal includes two five-year renewal options. Nebius will make prepayments to AIB, alongside project-level debt and equity, to help fund the data center’s development. Two data halls are being built for Nebius, with the first expected within 10 months and the second within 14 months. AIB said the site has a pre-existing 65MW electric service agreement.

“Signing Nebius represents a transformational milestone for AIB,” said Jerry Tang, CEO of AIB Data Centers. “Our strategy is straightforward: secure power in attractive markets and convert that power into long-term contracted revenue with leading AI infrastructure companies. This agreement validates that strategy. We believe we have a capital-efficient path to develop the initial capacity. Our focus now turns to execution and delivering on schedule.”

“Time-to-power is the binding constraint on AI infrastructure today, and AIB’s existing power position gave us a clear path to bringing this capacity online on a timeline that works for our customers,” added Andrey Korolenko, chief product and infrastructure officer at Nebius. “This agreement adds dedicated capacity in the southeastern United States for training and inference workloads.”

Earlier this month, AIB acquired two adjacent parcels totaling 29.4 acres in Texas, adding 55MW of power capacity to its portfolio, including 15MW already energized. Previously known as BlockchAIn Digital Infrastructure, AIB focuses on data centers supporting blockchain, AI, and HPC workloads. In April 2026, it outlined a US development pipeline of around 715MW across South Carolina, Minnesota, and Texas. AIB already operates a 40MW data center in South Carolina, with 20MW planned for AI workloads.
