High Wycombe Film Studio Conversion To Data Center Approved

Wycombe Park Ltd’s plans to convert a former film studio site into a data center near High Wycombe, UK, have been recommended for approval by Buckinghamshire Council’s Strategic Sites Committee. The site, south of Wycombe Air Park, was originally planned as an eight-phase film studio development by Stage Fifty. After the company collapsed in 2024, Wycombe Park Ltd took over and later shifted the project toward data center development. The council committee recommended planning approval, subject to several conditions and a legal agreement covering traffic, travel, and air pollution measures.

The committee found the project would not affect nearby aviation operations, road safety, or neighboring properties, with pollution, noise, and light impacts manageable through planning conditions. The 13-hectare (32-acre) development would include six data halls, offices, landscaping, and supporting infrastructure. The project could create around 2,200 temporary construction jobs and 1,027 full-time roles, although the council estimates only about 300 operational jobs. Despite this, the committee said the development would provide economic benefits and support important digital infrastructure.

The committee also raised concerns about the project’s visual impact on the nearby Chilterns National Landscape. While it found no significant adverse effect, the development’s scale and appearance would not enhance the surrounding area. The application will now be reviewed by the Service Director of Planning and Environment, who is expected to approve it subject to the proposed conditions and legal agreements.
