A hyperscale data center is planned for a site in Buckinghamshire, UK, currently used for the Denham Giant Car Boot Sale near Denham village. Developer Mulberry Commercial Developments II proposes two data center buildings on land on either side of Denham Court Drive. The greenbelt site, located near Junction 1 of the M40 motorway, is currently vacant outside of seasonal use for the popular car boot sale, which is considered one of the largest in the Greater London area.
According to an outline planning application submitted to Buckinghamshire Council, the proposed hyperscale data center would span around 60,000 sqm (645,835 sq ft). Details on IT capacity and power supply have not been disclosed, though the plans include an on-site electrical substation. Developer Mulberry Commercial Developments II, based in Northamptonshire, primarily focuses on industrial and logistics real estate and has an extensive portfolio of warehousing projects, though it does not currently list any data center developments.
Buckinghamshire has emerged as an attractive hub for digital infrastructure development in the UK, partly due to its proximity to Slough, the country’s largest data center cluster. Recent projects in the area include the proposed 300MW SDC M40 Campus, located near the M40 motorway between Beaconsfield and Gerrards Cross.
