Real estate firm Penzance is launching a massive $4 billion data center development in West Virginia’s eastern panhandle. Spanning 548 acres in the Falling Waters District of Berkeley County, the upcoming "Bedington Campus" will eventually total 1.9 million square feet at full build-out.

Officially designated as the state's first "High Impact Intelligence Center," the project positions West Virginia to compete in the artificial intelligence and cloud computing markets, leveraging business-friendly state policies like the Power Generation and Consumption Act. Situated near the Potomac River and the Maryland border, the development is also exploring sustainable infrastructure options, including the potential use of reclaimed water to lower costs and preserve local natural resources.
