NorthMark Strategies is set to transform South Carolina’s Upstate with a $2.8 billion investment, the second largest in state history, to establish a premier high performance computing facility. The project involves the extensive repurposing of the former Kohler manufacturing campus, which closed in 2024 after more than six decades of operation.
The massive campus development will be executed in three distinct phases, beginning with the renovation of a 350,000 square foot warehouse and eventually expanding into the site’s 500,000 square foot manufacturing plant. Unlike traditional data centers that strain local utilities, this facility is designed for sustainability; it will connect to an adjacent natural gas pipeline to generate its own power, ensuring energy consumption remains consistent with the site's previous industrial use.
These supercomputing clusters will support complex tasks in machine learning and systems modeling, with initial operations expected to come online in the third quarter of 2026. Although the site's physical footprint is vast, the facility will be highly automated, creating 27 specialized full time jobs while supporting hundreds of project based construction and engineering roles during the multi year build out.
