Frattalone Companies, operating through Monticello Tech, LLC, is planning a significant development in the city of Monticello: the Monticello Tech Park. This 500-acre park is located south of 85th Street and east of Highway 25 within the Monticello Orderly Annexation Area.
The development could eventually total 3 million square feet (278,709 sqm) of space, spread across multiple buildings, each potentially around 300,000 square feet (27,871 sqm). The project's total investment is estimated to reach up to $5 billion.
Frattalone Companies is a family-owned Minnesota-based construction firm, founded in 1970. It is currently unknown if they are collaborating with a larger real estate or data center operator on this venture.
The planned Tech Park is situated in an area where local utility Xcel Energy operates the Monticello Nuclear Generating Plant. The 647MW plant, which began operating in 1971, is currently licensed through 2030, though Xcel has submitted an application for a 20-year license renewal.
