Gemini Data Center SD LLC, a California-based family office led by Michael Anvar, acquired 164 acres from Xcel Energy in late 2023 on land immediately adjacent to Xcel's Split Rock Substation in northeast Sioux Falls, South Dakota, approximately 1 mile south of the Veterans Parkway interchange with Interstate 90. The site, marketed as the Sioux Falls Technology Park, received unanimous rezoning approval from the Sioux Falls City Council on January 6, 2026, converting the parcel from agricultural to light industrial use, with Gemini committed to funding all utility extensions, on-site substation construction, and Xcel Energy infrastructure upgrades at developer cost. The site is designed to support up to 500 MW of data center capacity across a potential multi-building campus using closed loop cooling, with water use limited by city ordinance to domestic levels only.
