BUZZ HPC: Toronto Campus

Site planned for 2027 and has expansions through 2031
Ownership: HIVE Digital Technologies Ltd owns the building.
Lot Size: 25 acres

Buzz HPC, a subsidiary of HIVE Digital Technologies, has secured two parcels of land totaling 25 acres in the Greater Toronto Area (GTA) for CA$58 million (US$42.21m) to construct a data center dedicated entirely to artificial intelligence workloads.

Backed by a CA$3.5 billion (US$2.55bn) investment and a pre-allocated power infrastructure, the facility will serve as the anchor site for Buzz’s Canadian AI platform. Located strategically within the Toronto-Waterloo technology corridor, the site is designed to host over 100,000 GPUs at full build-out, significantly expanding Canada’s sovereign AI capacity. The project is targeting a go-live date in the second half of 2027 and is expected to generate at least 800 construction jobs.

In alignment with HIVE’s sustainability initiatives, the data center will utilize an eco-friendly, closed-loop cooling system that requires no water use. This expansion advances HIVE’s global footprint past 850MW and marks a major milestone in the company’s strategic pivot toward high-performance computing (HPC) and enterprise AI infrastructure.
