Amazon is developing a large data center campus in Fairfax County, located east of Dulles International Airport in Herndon. The project, Renaissance Technology Park, is set to transform nearly 60 acres of existing warehouse space into a 2.14-million-square-foot data center complex.
The first phase of development began with building permit applications for two data centers: IAD-500, submitted in December 2023 and approved in February 2024, and IAD-501, submitted in June. These facilities will replace seven existing warehouses, which currently house businesses including a gymnastics center and countertop store.
The project, originally proposed by Starwood Capital Group in 2021, includes plans for four data center buildings. The initial construction phase features a three-story, 102-foot-tall data center, a 6-acre electrical substation, and support facilities including a guardhouse, a 3,000-square-foot security building, and a 2,800-square-foot water storage building.
