Purchased directly from private equity firm BlackChamber Group, the parcel spans 6922, 6894, and 6898 Wellington Road alongside 8019 Devlin Road, positioning it directly adjacent to Amazon's existing, operational Wellington Campus (home to facilities like IAD73). Located inside the county's favorable Data Center Opportunity Zone Overlay District, the land allows for by-right industrial development.
While official site layouts remain under wraps, local multi-story zoning densities suggest the parcel is positioned to host a highly dense, multi-building extension of two to three large data center structures, allowing AWS to efficiently scale out its infrastructure by tying directly into its neighboring power and fiber networks.
