Amazon completed its $427.3 million acquisition of GWU’s 122-acre Ashburn campus to build the Bridgefield Tech Center, featuring four two-story data centers totaling 800,000 square feet alongside three parking structures. GWU retains a five-year rent-free leaseback through March 2031 to transition its nursing school and 17 research labs, placing full site development and operation years down the line.

A sharp conflict is unfolding over how the project gets approved. Amazon is seeking by-right administrative approval under legacy 1972 tax district rules to bypass public hearings and a Board of Supervisors vote. Loudoun County leaders are fighting this strategy, declaring the legacy rules obsolete to force a formal Special Exception review while evaluating potential county-wide data center moratoriums.
