QTS owns the core of the Project Labrador tract in Lancaster, in southern Dallas County. The land runs from Pleasant Run Road south to Greene Road, west of Pinto Road. NTT's Sunrise Road site is about 1.8 km to the southeast, and QTS's DFW3 site on Belt Line Road is about 1 km to the southwest.

Land and zoning. WHL Dallas 45 LLC, an affiliate of Mike Rader's Prime45 Development, assembled the land from Dallas Logistics Hub tracts between 2011 and 2016. Lancaster rezoned the 419.35-acre Project Labrador tract for data centers in August 2025 (case Z24-22, 110-foot height limit). The concept plan shows five two-story data center buildings, data center substations, an Oncor substation and an Oncor switchyard.

Ownership. QTS Dallas VIII LLC bought the 224.5-acre lot that holds all five building pads in December 2025. WHL kept the eastern lots along Greene Road.

Power. Oncor serves the site. Oncor bought the 64.6-acre southwest corner in 2025 for its Greene Switch, a switching station with two STATCOMs that went to the planning commission in 2026. Oncor's Southern DFW Load Interconnection project proposes a new Greene Road 345/138-kV switch with two 700 MVA autotransformers.
