Data Center Campus
QTS's planned DFW3 data center campus on 98.6 acres between East Belt Line Road and Greene Road in Lancaster, Texas, south of Dallas, zoned for two data centers and an on-site substation. First building planned for 2028, with the second planned for 2029.
QTS's DFW3 campus sits on the north side of East Belt Line Road in Lancaster, Texas, about 13 miles south of downtown Dallas, in the LanPort logistics district. The tract runs north to Greene Road.
Neighbors. Yondr's Redwood Dallas campus adjoins the west line. STACK's DFW02 campus sits across Belt Line Road to the south, and Lancaster Regional Airport lies about 1 km south-east. QTS's Greene Road tract lies about half a kilometre north-east, and its South Dallas DFW2 campus near Wilmer about 4 km east.
Land. QTS Dallas VII LLC bought the 98.6 acres in April 2024, assembled from tracts held by Base21 LLC, DC1776 LLC and TXWL LLC. In February 2024 Lancaster City Council rezoned the land as the QTS Belt Line Planned Development (Ordinance 2024-02-08). The district adds data centers as a permitted use and raises the height limit to 110 feet. Council approved a development agreement the same night.
Plan. The zoning concept plan shows two data center buildings, each with a long electrical yard, plus a detention pond and an on-site substation near Belt Line Road. A creek floodplain crosses the northern part of the tract. In July 2026 QTS filed a preliminary plat, "QTS DFW3 Addition", for one 98.609-acre lot for data center use and a substation. QTS withdrew it in September 2026 after city staff flagged a missing Greene Road right-of-way dedication.
Power. Oncor serves the site. Former Dallas Power & Light (now Oncor) transmission tracts border the north-east section of the tract.
