Data Center Campus
Prologis plans a 540-acre data center campus at Galena and Eldamain roads in Yorkville, Illinois, with 16 two-story buildings and four substations beside ComEd's Plano substation. Construction is planned to start in 2027, with build-out planned through 2047.
Project Steel covers about 540 acres of farmland at the southeast corner of Galena and Eldamain roads in Bristol Township, Kendall County, Illinois. Corneils and Beecher roads bound the rest of the site. Prologis, L.P. is the contract purchaser of 16 parcels from the Rosenwinkel, Ostreko, Auer and Foltz families.
Approvals. Yorkville City Council approved annexation, M-2 rezoning, a planned unit development, and development and utility agreements on March 24, 2026. Prologis pays $40 million at closing, of which $30 million goes to Yorkville School District 115. The first plan, filed in March 2025, showed 24 buildings and three substations. After ComEd feedback, Prologis cut it to 16 two-story buildings of about 425,000 sq ft each and added a fourth substation.
Infrastructure. A ComEd 345 kV transmission corridor crosses the middle of the site, and ComEd's Plano substation sits just south across Corneils Road. Each building is planned with 43 diesel generators rated 3 MW each and 84 air-cooled chillers. Prologis will realign Beecher Road through the campus and extend city water and sewer.
Timeline and challenges. Prologis plans three phases over about 20 years, starting construction in summer 2027. Residents sued in Kendall County in May 2026 over notice and consistency with the comprehensive plan. Yorkville amended its comprehensive plan on June 23, 2026 to designate the approved data center sites as industrial. CyrusOne's Yorkville campus lies to the south and Pioneer Development's Project Cardinal to the north.
