Data Center Campus
PowerHouse Pacific is a three-building hyperscale data center campus on the former AOL headquarters site on Pacific Boulevard in Sterling, Virginia. Construction began in 2025, with buildings planned through 2027.
PowerHouse Pacific occupies a 43.3-acre parcel (Lot 34A, Broad Run Business Center) at Pacific Boulevard and Broderick Drive in Sterling, in Loudoun County's Data Center Alley. AOL had its headquarters here, and Yahoo and Verizon used the site later. Pacific-Ashburn Campus LLC, a joint venture of American Real Estate Partners (AREP) and Harrison Street, bought the property in December 2021 for $136 million.
Starting in 2023, PowerHouse demolished the former office buildings, two parking garages, a mail hub and the pedestrian bridge over Pacific Boulevard. It is now building three three-story hyperscale data center shells along a new internal street, Power Player Lane. Dominion Energy serves the site, and the plan includes a new on-site substation. E.E. Reed Construction is the general contractor. PowerHouse markets the campus as powered-shell or build-to-suit space for hyperscale tenants.
