Data Center Campus
NTT Global Data Centers plans a seven-building data center campus on 108.7 acres at Sunrise Road and Belt Line Road in Lancaster, Texas, on land it bought from Prime45's WHL Dallas 45 LLC in December 2025. First building planned for 2028, with expansions planned through 2031.
NTT Global Data Centers Americas owns a 108.7-acre data center site at the northwest corner of Sunrise Road and East Belt Line Road in Lancaster, in southern Dallas County. The site sits in the city's Logistics Port (Lanport) district, north of Walmart's distribution center. Stream Data Centers' DFWC campus is across Sunrise Road in Wilmer.
Land and zoning. WHL Dallas 45 LLC, an affiliate of Mike Rader's Prime45 Development, bought the land from the Dallas Logistics Hub in 2011. The city called the project "Project Orange." WHL's 2024 test fit laid out seven buildings of about 226,600 sq ft each, plus generator yards, an on-site substation pad and a detention pond. Lancaster rezoned the 116.88-acre tract for data centers in August 2025 (case Z24-21, 90-foot height limit).
Ownership. NTT Global Data Centers TX10 LLC took title in December 2025. NTT's Chapter 380 agreement with Lancaster requires at least one building of about 225,000 sq ft and 27 jobs. Amendments in 2025 and 2026 extended the purchase deadline to cover power-delivery delays and changed NTT's community donation.
Power. Oncor serves the site.
