Novva Data Centers' flagship campus covers about 94 acres on Wells Park Road and Old Bingham Highway in West Jordan, in the southwest Salt Lake Valley. Novva, backed by CIM Group, launched the project in July 2020 and markets it as its Utah Data Center. Novva holds the land through two affiliates, Novva SLC North, LLC and Novva SLC Common, LLC.
Power
-
Utility: Rocky Mountain Power. A dedicated transmission line runs from a utility substation about 1.5 miles away to an on-campus 138 kV substation with N+1 redundancy, which Novva rates at 200 MW. Layton built the first stage as a 120 MVA substation.
-
On-site generation: In December 2024 the Utah Division of Air Quality approved 72 Jenbacher JGS 620 natural gas engines (3.27 MW each) as primary power for the newer buildings, on a central 27.65-acre power-generation lot at 6524 W Old Bingham Highway.
-
Backup: 37 diesel emergency generators (0.6 to 2.7 MW each) under the same air permit.
-
Grid constraint: Rocky Mountain Power could not supply the full campus load on Novva's schedule, so Novva is building its own gas plant. In 2025 Novva asked the federal government for a two-year exemption to run 96 diesel generators without limits, and got no answer.
Cooling
Air-cooled chillers on a closed loop that Novva filled once with about 55,000 gallons of water. The campus uses no evaporative cooling. The newer buildings use direct-to-chip liquid cooling.
Milestones
- 2020: Novva announced a four-phase, 1.5 million sq ft plan, and Layton Construction began the first building.
- 2023: Novva leased the whole campus to one undisclosed global technology company. Work on the second building started in December.
- 2024: Work on the third building started in January. The air permit for the gas engines followed on December 19.
- 2025: J.P. Morgan (lead arranger) and Starwood Property Trust committed a $2 billion construction loan to finish the second and third buildings. The revised plan totals about 1 million sq ft in three buildings.
