Digital Realty: Moores Chapel Campus
Digital Realty's Moores Chapel campus is a two-building hyperscale development on about 155 acres off Moores Chapel Road in west Charlotte, beside Charlotte Douglas International Airport. First building due in 2027, with expansion planned through 2029.
Campus at a Glance
Digital Realty's Moores Chapel campus sits south of I-85 and east of Moores Chapel Road in west Charlotte, North Carolina, next to Charlotte Douglas International Airport.
- Land: Digital Realty bought the 155-acre site from The Keith Corporation in November 2024 for $160 million, then added an adjacent 47-acre parcel.
- Zoning: Charlotte approved rezoning RZ 2024-144 on May 19, 2025, for up to 3 million square feet of data center and office space in two two-story buildings.
- Ownership: Digital Realty moved its Charlotte assets into its U.S. Hyperscale Data Center Fund on May 1, 2026, and manages the fund.
- Tenant: In early 2026 an AA-rated hyperscaler leased the first building for AI inference. It was the largest lease in Digital Realty's history.
- Utility: Duke Energy Carolinas. Duke is building, and will own and operate, a new substation on about 10 acres beside the site. Digital Realty pays for it.
- Cooling and water: Closed-loop electric cooling; domestic water use is about 35,000 gallons a day.

Digital Realty Trust is a data center public REIT that owns and operates facilities in the United States and Europe. The company provides colocation and interconnection services and develops large multi‑tenant data centers for enterprise and cloud customers.
Its European platform expanded through the combination with Interxion, and through the purchase of European sites divested by Equinix following Equinix’s acquisition of TelecityGroup. The Telx acquisition added a U.S. interconnection and colocation business to Digital Realty’s portfolio.
Digital Realty Trust History:
- In March 2020 completed the combination with Interxion, expanding its European platform.
- In September 2017 completed the merger with DuPont Fabros Technology.
- In July 2016 acquired eight European data centers from Equinix that were divested as part of Equinix’s TelecityGroup acquisition.
- In October 2015 completed the acquisition of Telx.
- On October 28, 2004 priced its initial public offering at 12 dollars per share.
