A data center could be developed on a 40-acre site in Hutto, Texas. Property developer Zydeco has proposed rezoning a tract located at the southeast corner of County Road 119 and Limmer Loop to allow for the construction of a 950,000 sq ft (88,255 sqm) data center facility.

Zydeco says the campus, known as Project Hutto, would generate around $200 million in “predictable taxable value” and utilize a closed-loop cooling system. The facility is expected to deliver approximately 70MW of capacity at full buildout. Zydeco plans to begin detailed design and site-plan engineering in May, subject to project approval.

Project Hutto was included on the agenda of yesterday’s Hutto Planning and Zoning Commission meeting, but no action was taken. The commission is expected to consider whether to recommend approval of the project’s requests later this month, on April 20, while the final decision will be made by the Hutto City Council.

Austin-based Zydeco Development Corporation specializes in residential and commercial projects. It is also the developer behind the MetCenter Creative business park in Austin, which is designed to support data center development.
