In Prince William County, NTT has filed for permission for a joint Federal and State permit from the Norfolk District of the US Army Corps of Engineers for a 336MW data center campus.

The permit application, NTT VA10, outlines the project is named Grove at Gainesville and includes plans to build four two-story data centers on around 104 acres at 14210/14300 John Marshall Highway in Gainesville, offering more than two million square feet (185,800 sqm) of data center space. The first two-story building is set to open in the second quarter of 2024.

Documents indicate that the project would impact 2.2 acres of waters currently under the responsibility of the Army. Two species of local bat and one type of butterfly could also be impacted.

According to reports, NTT had already announced plans for expansion in Gainsville, although details on the location were not shared; plans for data center development on the site were being formulated a year prior to NTT's announcement. It’s believed that AWS may be the customer of the data center.

At full build-out, the site will be the AWS' largest campus in the US.
