CapitaLand Investment Limited has unveiled plans for a 53MW data center in Ambattur, Chennai, targeted for completion by the end of 2026. The project is the first in Tamil Nadu under its CapitaLand India Trust platform. First proposed in 2021, the facility was initially planned to deliver 55MW by 2025.

CapitaLand Data Centre Chennai 01 is jointly owned by CLINT and CapitaLand India Data Centre Fund. It will provide 34MW of IT capacity across 13 data halls. CLINT completed a 108MW data center in Navi Mumbai in 2025, fully leased to a global hyperscaler. CLI also has investments across Tamil Nadu, including business parks, logistics facilities and lodging. It opened Chennai’s first private IT business park, International Tech Park Chennai, Taramani, in 2004.

Quaiser Parvez, CEO, India, CLI, said: “By combining our deep local investment, development and operational capabilities with the strength of our listed and private fund platforms, CLI is well-positioned to support Tamil Nadu's growth as a technology, manufacturing and digital economy hub. Our contribution extends beyond capital investment to creating the high-quality infrastructure and ecosystems that support the state’s continued development. Tamil Nadu has been integral to our journey, and we look forward to continuing to grow alongside the state and contribute to its next phase of economic development.”

Gauri Shankar Nagabhushanam, CLINT CEO, added: “The unveiling of CapitaLand Data Centre Chennai 01 marks another important milestone in CLINT’s diversification into digital infrastructure. With a total planned investment of approximately INR 1,940 crore, the development reflects our conviction in the long-term growth of India’s data center sector and is designed to meet the evolving requirements of hyperscale and enterprise customers. As we build out our data center portfolio across India, we remain focused on developing high-quality, future-ready assets that strengthen and diversify our portfolio and deliver sustainable long-term value for our unitholders.”
