432MW Data Center Campus Planned in Virginia’s Data Center Alley

A new data center project may be planned in the heart of Virginia’s Data Center Alley. DCD understands that the Regency neighborhood in Ashburn, Loudoun County, is in talks to sell the site to a data center developer once planning approval is secured.

Regency is a residential community of around 150 homes located in the heart of Data Center Alley, near Waxpool Road and Ashburn Village Boulevard, close to several existing and planned data centers.

Facilities operated by DataBank and Sabey are to the north, an Aligned site sits to the east, and a Digital Realty campus is to the south, with a CloudHQ development planned to the southeast.

Site plans seen by DCD suggest up to six data center buildings could be developed across the 130-acre site, each offering 72MW. Power to the site would likely come in the mid-2030s.

A major US cloud provider is expected to lease the site, working through a data center developer that will sublease it to the hyperscaler. Both parties are believed to already have a significant presence in the area, though those approached declined to confirm their involvement.
