A 340,000-square-foot (31,587 sqm) property combining data center and office space has been listed for sale in downtown St. Louis, Missouri. Situated at 1831 Chestnut Condominium, the six-story building occupies a 4.24-acre site and includes approximately 53,000 square feet (4,923 sqm) dedicated to data center operations. According to a marketing brochure prepared by Colliers, the facility is equipped with two indoor generators, one outdoor generator, and two Liebert cooling units.
According to the St. Louis Business Journal, the property is currently in receivership and is being marketed for lease through LoopNet while also being offered for sale via RI Marketplace. Lease rates are listed at $15.50 per square foot for each floor, while the sale is set to be conducted through an auction scheduled for June 22, with bidding set to begin at $250,000. Information provided on RI Marketplace indicates that the facility served as the primary Missouri data center for health insurer Anthem Blue Cross and Blue Shield for more than three decades, hosting the company's operations for 32 years.
The St. Louis region represents Missouri’s largest data center market, with Kansas City ranking second in the state. City officials in St. Louis had previously explored implementing a temporary moratorium on new data center projects, but ultimately opted against the measure. Instead, they moved forward with developing an updated framework for data center zoning and land-use regulations, according to reporting by St. Louis Public Radio.
