Trammell Crow Company is exploring the development of a major data center campus on a portion of the Lewis & Clark Ranch in West Richland, Washington. The project targets a massive 7,000-acre agricultural site owned by Frank Tiegs LLC, which is positioned between the Yakima River and Ruppert Road.

While TCC is in the feasibility phase, the development is expected to anchor a 750-acre "Phase 1" area in the southeast corner of the ranch, benefitting from recent city code updates specifically designed to allow data center use. This strategic expansion leverages the Tri-Cities' robust power grid and fiber connectivity, potentially transforming West Richland from a "bedroom community" into a significant hub for hyperscale digital infrastructure.
