Plans Filed for 1.2GW Data Center Campus in Irwin County, Georgia

Update: In February 2026, the Forsyth City Council approved the construction of a 1,600-acre data center in a 5-1 vote.
The Forsyth Technology Campus is a massive, proposed $8.4 billion data center development located in Forsyth, Georgia, approximately 60 miles south of Atlanta. Spanning 1,632 acres west of Interstate 75, the project is designed to include 21 technology buildings totaling 12 million square feet, which would make it one of the largest data center footprints in the United States.
Developed by CBRE’s Trammell Crow Company on land owned by H&H Timberlands, the campus is projected for a multi-phase build-out extending through 2037. While it promises to become the largest taxpayer in Monroe County, potentially tripling the city’s annual revenue, the project has faced scrutiny regarding its estimated daily use of 1.5 million gallons of water and its impact on the rural character of the surrounding community.
