Southside Data Centre Campus

Site planned for 2030 and has expansions through 2032
Lot Size: 373 acres

Sunlaws Development Company (SDC), formed by the Roxburghe Estates and a local landowner, plans to build a major data center campus in the Scottish Borders, having filed a Proposal of Application (PAN) for the project.

The proposed Southside Data Centre will be located on 151 hectares of greenfield land at Clawbare Cottage in Longformacus, outside of Duns, on the historic Roxburghe Estate. The plans feature three two-story data center buildings, each spanning 54,000 square meters (581,251 sq ft), alongside a dedicated substation. Construction is targeted to start in 2029 for a 2030 launch. While SDC promotes the site as a highly sustainable development capitalizing on local infrastructure and energy assets, the plans have sparked local pushback, including the formation of an opposition Facebook group, "Save The Lammermuirs - Stop The Data Centre."
