Starwood Digital Ventures is planning a massive new campus, dubbed Project Washington, on a 580-acre plot of vacant land along the Delaware River. This site is located about seven miles south of Wilmington and 35 miles southwest of Philadelphia.

The project will feature 11 buildings spanning a total of 6 million square feet (557,418 sqm), with a planned capacity of 1.2 gigawatts (GW).

The development will unfold in two phases:


Phase 1: Project Washington South will include six two-story buildings, each 500,000 square feet (46,452 sqm), for a combined 3 million square feet.

Phase 2: Project Washington North will add two more 500,000-square-foot, two-story buildings and three larger 700,000-square-foot (65,032 sqm), two-story buildings, totaling approximately 3.1 million square feet.

Construction on Project Washington could commence as early as Q3 2026, with initial operations targeted to begin in Q2 2028.
