Potentia Inc.’s Campus 01, located within the 1,000-plus acre Heartland Industrial Park in Sullivan County, Indiana, represents a massive gigawatt-scale infrastructure development engineered to support high-density AI and high-performance computing (HPC) workloads.
The multi-phase project represents a colossal $65 billion private capital investment by 2030, making it one of the largest private infrastructure plays in the state's history. Moving forward with an ultimate master-planned capacity, the site broke ground in mid-April 2026, with the first operational data hall going online in July 2027.. To address regional utility and environmental concerns, the grid-responsible campus features a specialized hybrid firm/flexible load architecture, operates completely without traditional diesel backup generators, and utilizes a closed-loop cooling system to minimize freshwater consumption.
