Google has officially assumed control of Project Maize, an $832 million redevelopment of the former 70-acre Federal-Mogul (ANCO) windshield-wiper plant in Michigan City. Originally initiated by Phoenix Investors, the project was formally acquired by Google in April 2026, marking a transition from a third-party industrial redevelopment to a flagship hyperscale campus for the tech giant.

The facility is being repurposed from a long-vacant industrial brownfield into a hyperscale campus, with structural renovations and utility upgrades currently in progress. Under the finalized agreement, Google is responsible for 100% of the site’s electricity costs and any infrastructure requirements resulting from its operations.

The project is expected to create over 30 permanent technical positions and approximately 500 peak construction jobs. Local approvals for the site include a 20-year personal property tax abatement and a commitment from the developer to comply with all federal and state standards regarding noise and emissions.
