Bell Canada is building an AI data center campus in the Rural Municipality of Sherwood, Saskatchewan, on a 160-acre site located between Range Road 2194 (Park Street) and Old Highway 16, east of where Wascana Parkway and Ring Road merge at the south end of Regina.

The $1.7 billion campus is fully pre-leased to CoreWeave and Cerebras as anchor tenants. Site work began April 21, 2026, one day after the RM of Sherwood council approved a development agreement with 16 conditions covering grading, drainage, acoustic limits (70 dB max), stormwater management, and pre/post-development groundwater testing within 1.6 km of the site.

The campus will deliver approximately 501,345 square feet across multiple interconnected low-rise data center buildings, with 300+ parking stalls. Phase 1 is a single building of roughly 90,000 sq ft expedited for 2026 construction. First operational capacity is expected H1 2027, with full campus buildout by end of 2027.

Power is supplied by SaskPower. The facility uses a closed-loop cooling system that does not draw water from municipal sources. An adjacent 35.35-acre commercial/industrial parcel is planned, including a possible University of Regina partnership for greenhouses that reclaim data center waste heat.
