Data Center Campus
Vantage Data Centers' planned Trident campus covers 143 acres at E-470 and East 48th Avenue in Aurora, Colorado, next to the Windler community. First building planned for 2028, with expansion planned through 2029.
Vantage Data Centers is developing the Trident campus in northeast Aurora, Colorado, on the northwest and southwest corners of E-470 and East 48th Avenue in Adams County. The site is about six miles southwest of the Denver International Airport terminal.
Land. Vantage Data Centers CO21 LLC bought two lots in Windler Subdivision Filing No. 3 on January 15, 2025, for $109.3 million. One lot is 108 acres north of 48th Avenue; the other is 35 acres south of it. The land was part of the 850-acre Windler master plan. Aurora rezoned it to Airport District in 2022, where data centers are a use by right.
Site plan. Vantage filed "Trident Data Center at Windler" (City of Aurora case DA-1707-46) on August 25, 2025. The plan shows two two-story data center buildings of about 860,000 square feet on the north lot. It keeps at least a 350-foot buffer, a brick wall and landscaping toward nearby homes. The design includes 28 emergency diesel generators, battery energy storage and closed-loop chillers. The south lot has no filed plan.
Power. Xcel Energy serves the site. Vantage completed an Xcel load study by mid-2025.
Approvals. In June 2025, Aurora approved a business incentive agreement worth up to $38.9 million over 10 years, tied to 50 jobs. No tenant has been announced. Residents of The Reserve, Windler and Green Valley Ranch oppose the project. Mayor Mike Coffman said he will call the site plan up for a council vote once staff approve it.
