Data Center Campus
Digital Realty's Elk Grove Village campus has three data centers around Devon Avenue and Busse Road, just west of O'Hare International Airport. DuPont Fabros Technology developed all three. Digital Realty acquired the campus when it bought DuPont Fabros in September 2017.

In July 2023, GI Partners' Essential Tech + Science Fund bought a 65% stake in CH1 and CH3 at a $900 million valuation. Digital Realty kept 35% and still operates both buildings. A 10-year, $450 million fixed-rate loan financed the deal. CH2 remains wholly owned by Digital Realty.
DuPont Fabros bought an existing 485,000 square foot building shell in 2007 and retrofitted it as a data center. The first phase opened in August 2008 and the second in February 2012. CH1 was fully leased to nine tenants by December 2012.
CH2 sits across Busse Road from CH1, on more than 15 acres at the northeast corner of Devon and Busse where a warehouse once stood. It opened in July 2015 and was fully built and leased by early 2017. The 328,000 square foot building holds 18 computer rooms of about 9,000 square feet each, with 13-foot ceilings. Its design follows DuPont Fabros' ACC7 facility in Ashburn, Virginia. CH2 hosted the AMS-IX Chicago internet exchange until AMS-IX closed its US exchanges in March 2026.
CH3 is a single-story, 305,500 square foot building on 12 acres that DuPont Fabros bought in 2016. One tenant pre-leased the entire first phase before construction finished. The first halls opened in 2018 and the last in late 2023. CH3 is LEED Gold certified.
An underground conduit system links CH1, CH2 and CH3, so tenants in any building can reach carriers across the campus.
DuPont Fabros leased only wholesale suites. Digital Realty now offers everything from single cabinets to private suites. Summit (formerly ServerCentral and Deft) also resells colocation inside CH1.

Digital Realty Trust is a data center public REIT that owns and operates facilities in the United States and Europe. The company provides colocation and interconnection services and develops large multi‑tenant data centers for enterprise and cloud customers.
Its European platform expanded through the combination with Interxion, and through the purchase of European sites divested by Equinix following Equinix’s acquisition of TelecityGroup. The Telx acquisition added a U.S. interconnection and colocation business to Digital Realty’s portfolio.
