Dermody: Social Circle Campus

Dermody Properties plans a data center campus along East Hightower Trail on the south side of Social Circle, Walton County, Georgia.

• Land: About 96 acres at 5023, 5073 and 0 E Hightower Trl, zoned Light Industrial. Dermody PL Acquisition Co., LLC applied; the city parcel layer still lists private owners.
• Plan: Four 250,000 sq ft buildings and a 100,000 sq ft substation beside an existing substation. A 115 kV line crosses the tract.
• Approvals: Special-use permit SU-2025-008 approved November 18, 2025. Conditions include a 200-foot planted buffer, screened substations and a city utility-capacity letter.
• Water: Walton County supplies water under a 2025 agreement.
• Status: Dermody says the end user is under a non-disclosure agreement. No site work was visible in October 2026 imagery.
